AZRentahouse Rental Policies & Guest Guidelines

The following Rental Policies apply to all properties and amenities managed by AZRentahouse. By confirming a reservation, guests acknowledge and agree to these policies.

By providing your phone number, you agree to receive SMS (text) communication from AZRentahouse. Message and data rates may apply. Message frequency varies. You may opt in or out of messages at any time.

Arrival & Check-In

Pre-Arrival Requirements

Prior to check-in, guests will receive pre-arrival documents that must be completed and returned. These documents include acknowledgments related to privacy, guest conduct, and property use.

Failure to complete required documentation may delay or prevent access to the property.

Check-In Time

  • Check-in: 4:00 PM

  • A member of the AZRentahouse team may greet guests to review property features and amenities.

Privacy & Data Use

AZRentahouse collects personal information to provide and improve services, communicate with guests, and fulfill contractual obligations. Information collected may include contact details, booking data, device data, and usage analytics.

We use cookies and similar technologies to improve website functionality and user experience. By using our website or services, you consent to data collection and usage in accordance with our Privacy Policy.

Cancellation & Reservation Changes

Cancellation Policy

  • 100% refund if canceled 60+ days prior to arrival

  • 50% refund if canceled 59–30 days prior to arrival

  • No refund if canceled within 29 days of arrival

Date Changes

  • Reservation dates may be modified up to 14 days prior to arrival, subject to availability
  • Changes requested within 14 days of arrival are non-refundable and non-transferable

Fraud Prevention & Guest Verification

To protect our owners and properties:

  • Guests must present valid government-issued ID and the credit card used for booking
  • Same-day bookings made after 6:00 PM may be denied access due to fraud risk
  • Background screening may be required by Arizona law in certain cities, including Scottsdale, Paradise Valley, and Carefree

Guests agree to provide full legal names and state of residence for all occupants when required.

Security & Neighborhood Compliance

AZRentahouse employs roving security patrols. Security personnel may contact guests if noise complaints or ordinance violations are reported by neighbors or city officials.

Failure to comply with city ordinances or house rules may result in fines, eviction, or forfeiture of deposits.

Scottsdale-Specific Rental Policies

Parties & Events

Parties, events, or gatherings are strictly prohibited. All homes are located in residential neighborhoods and must comply with local short-term rental regulations.

Occupancy Limits

Occupancy limits are governed by city ordinances and may be more restrictive than state law. Guests must comply with posted occupancy limits for each property.

Noise Deposit

A $2,500 noise deposit may be required at check-in.
Any verified noise complaint from neighbors, police, or city officials will result in forfeiture of the deposit. If no complaints occur, the deposit is refunded after departure.

Pool & Spa Use Policy

Properties with pools or spas require guests to sign a Waiver of Claims, Assumption of Risk, and Indemnity Agreement.

Key acknowledgments include:

  • No lifeguard on duty
  • Guests assume all risks associated with pool use
  • Guests are responsible for supervising all occupants
  • AZRentahouse and property owners are released from liability, including negligence, to the fullest extent permitted by law

Guests must be 18 years or older to sign and accept responsibility.

Departure & Check-Out

Check-Out Time

  • Check-out: 10:00 AM
    All guests and personal belongings must be removed by this time.

     

Departure Guidelines

  • Standard cleaning is included; excessive cleaning, stains, or damage may result in additional charges

     

  • Remove used linens and place them in designated laundry baskets

     

  • Dispose of opened food and empty trash into outdoor bins

     

  • Load and start the dishwasher or wash dishes

     

  • Return furniture to original placement

     

  • Secure doors, windows, and turn off all electronics

     

  • Ensure pool covers, grills, fireplaces, and spa equipment are properly shut down

     

Guests are not required to be present for checkout. A quality control walkthrough will be conducted after departure.

If damages, missing items, or violations are identified, guests will be contacted within 3–5 business days with documentation.

Rebooking & Future Stays

We appreciate respectful guests and welcome return visits.
Eligible rebookings may receive preferred pricing or incentives on future stays.
